Broker Disclosure

You have requested our assistance in finding housing accommodations for rent. This form is being provided in accordance with regulations adopted by the Massachusetts Board of Registration of Real Estate Brokers and Salespersons. In consideration of these services, we will collect a fee equal to half month’s rent (unless stated otherwise).

IRG | Intent Realty Group of 859 Willard St Suite 400 Quincy, MA 02169, operates as a real estate brokerage company representing both the lessor and lessee (disclosed dual agent) as well as performs the role of showing prospective tenants rentals. The fee will be payable at such time as you submit through our office an application to rent a particular housing accommodation. However, so long as you comply with the terms and conditions of the rental application and do not make any untrue statement therein, the fee will be refundable unless the application is accepted by the landlord and a tenancy is created. For this purpose, a tenancy will be created when both parties sign a lease or tenancy-at-will agreement or when you are allowed to take possession of housing accommodation.

Intent Realty Group receives a fee equal to half month’s rent (unless otherwise stated in writing) as compensation for introducing, location, and providing professional services in connection with the rental process, including application acceptance and procuring the lease. If an applicant withdraws from an apartment after being approved, all and/or a portion of his/her deposit may be applied to the realtor fee.

I/We understand that if I/we are involved in any group that rents an apartment seen through Intent Realty Group, I/we will be responsible jointly and severally with any other tenants for compensating Intent Realty Group the applicable fee contained herein. Should I/we, or any member of our eventual rental group, rent the apartment I/we saw through Intent Realty Group LLC, from any other source (including but not limited to, a broker, Management Company, or the property owner); I/we acknowledge that I/we will still be responsible to pay Intent Realty Group the broker fee.
